Government approvals and norms.

When it comes to residential units larger than 500 square feet, the plan should include detailed drawings illustrating the internal plumbing system and how the unit connects to the public water and sewer systems. This should also specify the type of road surface, whether it’s mud, platform, tar bitumen, or Water Bound Macadam (a road surface composed of gravel and crushed stone). The plan should be signed by the owner or applicant, as outlined on the CMWSSB website. In the case of buildings smaller than 500 square feet, a statement indicating the exact built-up area, along with the plan, is sufficient, and it should be signed by the applicant.
As a component of infrastructure enhancement, consumers are required to cover the expenses associated with the installation of new pipelines for water connections to their homes, as well as any relevant departmental work. The exact charges are contingent upon the extent of the work undertaken and are distinct from the property tax levied by the Chennai Corporation, which encompasses taxes related to the entire property.

In the case of independent houses that are smaller than 500 square kilometers in size, the Metro Water department does not impose infrastructure development charges. However, if multiple residential units are involved, the charges are determined by the central office of the Metro Water department and are contingent upon various factors.
No, there isn’t. The Water and Sewerage tax is integrated into the property tax obligation that is to be remitted to the Chennai Corporation. As per information provided by the Metro Water Department, the water and sewerage tax amounts to seven percent of the annual rental value, which is established by the Chennai Corporation and is due each year.

How is Property Tax Computed in Chennai?

To calculate your property tax and make the payment, you must first assess your property’s value and the corresponding tax liability. You can initiate this process by completing the necessary paperwork, which is available at the following offices:
  1. Zonal Offices
  2. Office of the Revenue Officer (RO)
  3. Office of the Assistant Revenue Officer (ARO)
The required documents to be enclosed with your application include:
  1. A copy of the title deed
  2. An approved building plan
  3. A copy of the most recent tax receipt
  4. For leased lands, the landowner must provide a No-Objection Certificate (NOC) for assessment.
As per the Chennai City Municipal Corporation Act of 1919, the half-yearly property tax is calculated based on the Reasonable Letting Value (RLV) or the annual rental value of the property. The monthly rental value of the property is determined using a standard rate per square foot.

The annual value of a building is then calculated by multiplying the monthly rent by 10.92. The half-yearly property tax amounts to approximately 12.40 percent of the annual rental value, including general tax, education tax, and library cess.

Therefore, the formula for calculating the half-yearly property tax is as follows: Plinth Area x Basic Rate x 12.40%.
For matters concerning faulty meters, it is advisable to get in touch with the Area Engineer of the Board. If there is a need to update the name of the property owner, you should send your request to the senior accounts executive, along with a copy of the name change order issued by the Chennai Corporation.
The connected load has to be grouped in such a way that they are equal in all the three phases totalling to 4 KW & above. The wiring may be reorganized for three phase connection and the area Assistant Engineer/Operation & Maintenance of TANGEDCO may be contacted for further assistance. Consumer may also opt to avail supply under three phase even when the total connected load does not exceed 4000 W.
Yes .You can make an advance payment of your electricity bills at any time you desire. Contact the AE/Inspector of Assessment /Revenue Supervisor of your area Section office of TANGEDCO. The advance paid will be adjusted in your service connection charges in subsequent bimonthly billings.
